Under Armour Office at Port Covington
Under Armour CEO Kevin Plank and his real estate company Sagamore Development announced plans for a new campus and mixed-used development at Port Covington. It will include 3 million sq. ft. of office space, a rye whiskey distillery for Sagamore Spirit, future residential properties, and an Under Armour retail store. Sagamore has acquired more than 128 acres at Port Covington totaling more than $90 million in land transactions.
Its first project is retrofitting the former Sam’s Club into a 170,000 sq. ft. office building for Under Armour’s IT and finance department. Construction has been underway since February and has included demolition and the removal of walls. A banner with a new rendering was recently placed on the side of the building.
Infrastructure has been completed and framing has begun at the Enclave of Federal Hill, a 13-new construction townhome gated community at the former site of a machine shop and vacant lot facing W. Fort Ave., Clarkson St. and Race St. All the homes will feature two-car garages and will have 3-4 bedrooms and up to 3.5 baths. The first homes at The Enclave at Federal Hill will be available around early summer and prices start in the $400,000s.
Stadium Square is an approximately $250 million mixed-use project by master developer Caves Valley Partners (CVP). The development will cover three consecutive blocks of South Baltimore in Sharp-Leadenhall and the South Baltimore Neighborhood located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The first phase, including a 293-unit apartment building with 14,000 sq. ft. of retail and 450-500 parking spaces, will be developed by Hanover Co. and will be located on the 1110 block of Race St., the northern most block of the development. Construction is expected to begin later this year. Phases 2 and 3, which are not expected to be far behind, will focus on office and retail spaces.
Demolition is currently taking place at former industrial properties to clear the way for the development.
Construction began on Anthem House in February at a former GE Electric Site at 900 E. Fort Ave. in Locust Point. The $80 million project will include 275 apartments and 14,000 sq. ft. of ground floor retail, as well as 5,000 sq. ft. of rooftop/sky lounge retail space. The team of Solstice Partners, Scott Plank’s War Horse LLC development firm, and The Bozzuto Group is currently working on the infrastructure of the project. It is expected to be completed in Spring 2017.
The building of five new-construction townhomes is nearing completion at the former McCully-Polyniak Funeral Home at 130 E. Fort Ave. The former building has been demolished and five new townhomes have risen out of the ground. Three of the homes face Fort Ave. and two of the homes face Sumwalt Ct.
Since starting SouthBMore.com in February 2012, few topics have produced more inquiries than the condition and future of the Raffel Building at Heath St. and Clarkson St. in South Baltimore. Construction started last summer to convert the building to Heath Street Lofts. This property will include 59 apartments broken down as seven studio apartments, 41 one-bedroom apartment, and 11 two-bedroom apartments.
Windows have been installed, the exterior brick has been restored, and drywall work is underway on the interior. The project is expected to be completed in late 2015.
A former Lutheran Mission Society of Maryland building and an attached parking lot were demolished to make way for 1201 South Charles, new five-story building including 16 two-bedroom luxury apartments, a 1,200 sq. ft. retail space, and a nine-car parking garage. The building has now been constructed, windows have been installed, exterior work is being laid, and interior work is ongoing on the apartments. Glenbrook Properties is hoping to open 1201 South Charles in July.
The first phase of the 53 new-construction townhome project at Silo Point, which will include 28 homes in the lot southeast of the Silo Point tower, is nearing completion. Infrastructure work is also underway for Phase 2 which will include 25 homes on the lot northwest of Silo Point.
A former church and parish at 1500 S. Charles St. in Federal Hill/South Baltimore is being redeveloped. The church has been demolished and three new-construction townhomes are now under construction. Three existing rowhomes on Charles St., Fort Ave., and Olive St. will also be renovated. Originally the development called for four new-construction townhomes, but now they will be renovating the existing rowhome on Charles St. instead.
The former Phillips Headquarters at 1215 E. Fort Ave. in Locust Point is currently getting redeveloped. Buildings 1 & 2 have been renovated and expanded to make room for offices for Under Armour, MindGrub, Samuel Shapiro & Co., MAIF, Kiddie Academy, and additional tenants to be announced. Demolition is also nearing completion on a former cold storage facility. With the demolition of the cold storage facility and the existing land and parking at the rear of the property, six acres remain to be redeveloped. Developer 28 Walker will begin construction on a 600-car garage in July and the remaining three-four acres will developed into future office or apartment buildings.
Construction has begun to convert The Parker Building at 333 W. Ostend St. in the Stadium Area of South Baltimore into approximately 50,000 sq. ft. of office space. Developer Himmelrich Associates has begun stabilizing peripheral structures on the site and the first new window has been installed. The developer is currently in negotiations with multiple businesses interested in the space and they are hoping to have the envelope of the building completed this year.
With construction nearing completion, GAME Sports & Social (initially called Baltimore Sports Bar) will open soon at the former Second Chance antique store at 1400 Warner St., adjacent to Horseshoe Casino Baltimore. The 10,000 sq. ft. Stadium Area sport bar will feature a bar and restaurant area as well as a game room.
