Under Armour’s Global Headquarters – Baltimore Peninsula
Under Armour began construction on a new 280,000 sq. ft. office, retail, and fitness building called TMB2 in December 2022. TMB2 is a five-story, 75 ft. tall building with an east-west orientation. Under Armour is hoping to open TMB2 by the end of 2024.
Under Armour recently opened a NCAA-regulation track and field facility with a multi-sport playing field at its new campus.
Locke Landing – Baltimore Peninsula
Adjacent to Under Armour and separated by W. Peninsula Dr., Locke Landing is a 809-unit residential development by 28 Walker. K. Hovnanian Homes is building 92 “2 over 2” housing units, DRB Homes is building 297 new townhomes, and Greystar is building is constructing two apartment buildings totaling 420 units.
Demolition began in 2022 and continues as site work for new townhomes continues. Construction began on the DRB Home in October and one block of homes, including the model home, has been completed. aConstruction on the K. Hovnanian Homes condos and Greystar apartment buildings began in December.
Rye Street Tavern – Baltimore Peninsula
Rye Street Tavern, which has been closed at the Sagamore Spirit Distillery in Baltimore Peninsula since May 2021, is expected in the coming weeks. Washington, D.C.-based Clyde’s Restaurant Group (CRG) is taking over the restaurant and has been renovating the two-story, 12,000 sq. ft. building in recent months. The interior is being renovated a new 75-seat bar is being added.
Volo Beach – Baltimore Peninsula
South Baltimore-based social sports company Volo is opening a new sports facility at the Baltimore Peninsula development. The facility, which is called Volo Beach and will open in phases, already has four beach volleyball courts up. Pickle ball courts will be added in the coming weeks, and spaces for soccer, football, kickball, bocce, cornhole, and food and beverage are also being added.
The Quill (Alta Federal Hill II) – South Baltimore
Phase II of the Alta Federal Hill project by Wood Partners is under construction. The building, which is being marketing as The Quill by Alta, will be a six-story building with 258 apartments, 370 parking spaces, and 1,000 sq. ft. of retail. The structure of the building and parking garage has been constructed and work on the exterior and interior continues.
The Quill follows Phase I which is a six-story building with 267 apartments, 367 parking spaces, and 1,000 sq. ft. of retail. The buildings are on the 1800 and 1900 blocks of S. Hanover St. in South Baltimore.
Banner Row Townhomes – Locust Point
28 Walker and Ryan Homes are wrapping up the 108-townhome Banner Row development in Locust Point. This development replaced the former PQ Corporation plant at 1301 E. Fort Ave. A remaining six homes will be constructed.
The four-story townhomes are 2,500 to 2,600 sq. ft. and have three to four bedrooms, two-car garages with an adjacent a one-car parking spot, second-story decks, and rooftop decks.
M&T Bank Stadium Renovations – Stadium Area
The Ravens are embarking on a multi-year, approximately $430-million renovation to M&T Bank Stadium. Currently under construction and slated to be ready for the 2024 season is a new two-level sports bar, called The Gatehouse, with indoor and outdoor seating on the stadium’s east side just outside of Gate B. A total of 10 new suites and a private club called The Blackwing will also replace the current press box and new field-level seats are being added.
For the 2025 season, the Ravens are planning a new North Plaza outside the stadium with a sports bar and performance stage; an upper concourse expansion; new clubs underneath the sidelines; and a club and new suites in the west end zone.
For 2026, the team is planning a South Plaza outside M&T Bank Stadium and a Ravens flagship retail store.
725 W Pratt and 733 W Pratt St – Ridgely’s Delight
Zahlco Development completed construction on 54-unit apartment building at 719-725 W. Pratt St. in Ridgely’s Delight called 725 W. Pratt. The project also has 5,000 sq. ft. of ground-floor retail that has not yet been filled, The project incorporated several existing buildings along with a recently-vacant lot.
Next door at 733-737 W. Pratt St., Zahlco constructed a 35-unit “all-inclusive” apartment building called 733 W Pratt. The building incorporated three three-story brick rowhomes that once had ground-floor retail. The new building is five stories, the same height as the apartment building next door, and it will have three small retail spaces on the first floor.
Bard Building Demolition – Downtown
Demolition began in January on the former Bard Building at 600 E. Lombard St. Downtown. The former school building is owned by Baltimore City Community College (BCCC) and has been vacant for 14 years. Demolition will create a temporary green space until BCCC develops a vision to redevelop the land.
4MLK – Poppleton/Hollins Market
The eight-story, 250,000 sq. ft. 4MLK building is Phase I of a two-phase project representing a $320-million total capital investment in Poppleton/Hollins Market by Wexford Science & Technology, LLC . It broke around in October of 2022. The building “will provide critical wet laboratory space in downtown Baltimore for researchers and companies, flexible lab and office/support space for start-ups, and Class A office space, along with areas for convening and a conference center.”
4MLK is the newest development project in the University of Maryland BioPark.
The structure of the building has been completed, windows have been installed, and interior work is underway.
Townhomes – Hollins Market
Development company In Habit is building three new townhomes at 1101-1105 Hollins St. in Hollins Market. The property is at the corner of Hollins St. and Arlington Ave. and is across the street from the Hollins Market.
The properties served as a green space in recent years. Two homes stood at the site until they collapsed in 2000 when a load-bearing wall was removed. The homes were completely demolished after the collapse.
The structure of the homes has been constructed, exterior finishes are being installed, and interior work is underway.
Bakery and Apartment Building – Hollins Market
46 and 48 S. Carrollton Ave. were renovated into a new building with five apartments and co-op style bakery called Black Cat by development company CityWorks.
