Eight-Story Office Building Proposed for Ostend St. in Stadium Square

At Thursday’s Urban Design & Architecture Review Panel (UDARP) meeting, Caves Valley Partners (CVP) revealed plans for an eight-story office building for Stadium Square’s Block 3 or Phase 2, the southern most block of the development. Stadium Square is an approximately $250 million mixed-use project that covers three consecutive blocks of South Baltimore in Sharp-Leadenhall and the South Baltimore Neighborhood located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south.

Rendering_Ostend facing East_2015-06-18_smCVP will demolish an existing existing brick building across from the U.S. Post Office on the 100 block of West Ostend St. Arsh Mirmiran, a partner with CVP and a lead on the project, described the condition of the building as “in such horrendous shape that it needs to be demolished.” He also noted that it has 8 ft. ceilings that are less than ideal for offices. CVP will incorporate existing wood beams into the design of the new building.

In its place will be an eight-story, 115 ft. tall office building with a footprint of 80 ft. going east-west and 125 ft. going north-south, which is the approximate footprint of the existing building. The building will have 80,000 sq. ft. of office space.

Mirmiran told SouthBMore.com earlier in June that there is an anchor tenants signed to a 27,000 sq. ft. lease, which covers three floors. The Baltimore Sun is reporting that United of Way of Central Maryland is that tenant and they will be relocating its 85 employees to Stadium Square.

Mirmiran also said there is discussion with two other tenants, each looking for a floor of the building or approximately 10,000 sq. ft. of office space. The building will most likely not include any retail and the existing 29-car parking lot to the south of the property will be maintained. Mimiran told SouthBMore.com that a parking garage available to the tenants will be constructed in the near future on another parcel of the development.

The facade of the building includes two types of brick as well as large floor-to-ceiling windows. The main entrance to the building will be at the northwest corner of the property with an additional entrance by the back parking lot. Pavers will be installed on the front sidewalk facing Ostend St. and a new street will be constructed, also out of pavers, along the west side of the building leading to the parking lot. The east side of the building will be adjacent to a private alley for an existing townhome development.

The building is designed by Design Collective and the general contractor will be South Baltimore-based Plano-Coudon.

CVP expects to demolish the existing building this summer and construction on the new office building is expected to begin later this year.

CVP is also in discussions to purchase the existing lot and parking lot directly to the west of this project. The lot is currently used for Ravens tailgating. Two blocks to the west, Himmelrich Associates has begun converting The Parker Building at 333 W. Ostend St. into 50,000 sq. ft. of office space.

Phase 1 of Stadium Square includes two apartment buildings on the northern most block of the development, Block 1. The Hanover Co. is constructing a new building with 293 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces. Work is expected to start this fall. CVP is also building a new apartment building as they will repurpose five existing historic rowhomes and two city lots at the corner of Cross and Leadenhall. The facades of the five rowhomes will be kept and behind them a new four- to five-story, 21- to 28-unit apartment building with a 6,000 sq. ft. retail space will be constructed. Work is expected to start on this building in early 2016.

Demolition is currently underway on the existing warehouses on the 1100 blocks of Race and Leadenhall St. to make way for Phase I as well as on the former Furst Bros. property, which will be part of Phase III. Phase III will be a mixed-use development with the largest retail component of any of the three phases.
